Cleves Place
Around half a mile from the picturesque centre of Melton Mowbray, a lively market town, Cleves Place is a small, beautifully landscaped development that really makes the most of its setting by the River Eye. Superb modern houses are set alongside a delightful area of riverbank, with mature trees, a feature pond and a separate children's play area, to create one of the finest new residential settings in the Midlands.

Parks and green spaces
Set on the western edge of the town, Cleves Place has easy access to miles of beautiful countryside, including the stunning Vale of Belvoir, a listed Area of Outstanding Natural Beauty. The town's Melton Country Park, a short walk from the development, incorporates a lake, wildfowl meadows, nature reserves and sports and play facilities. Other nearby parks include Burrough Hill, with its magnificent views, and Egerton Park, virtually across the River Eye from Cleves Place. The superb Rutland Water reservoir and nature reserve, with its international reputation for sailing, fishing and bird watching, is only around 11 miles away.

Sport and leisure
There are several golf-courses in easy reach, including the Melton Mowbray club, less than three miles from the development, and the gym and sports courts at Melton Mowbray Leisure Centre, less than half a mile away, are complemented by swimming facilities at Waterford Leisure Pool. There is a cinema in the town centre, and Melton Theatre, next to the Leisure Centre, presents a lively programme of music, dance and drama. The town also has a fine selection of restaurants and picturesque traditional bars, many of which have live music at the weekend.

Schools
There are several primary schools within around a mile of Cleves Place, and the town's secondary school stands in pleasant grounds around one-and-a-half miles away.

Shopping
In addition to a diverse assortment of local shops, specialist retailers and high-street names spread throughout the town and in The Bell Shopping Centre off Nottingham Street, the town is renowned for its markets. The main market day is Tuesday, when the street market in Market Place is joined by a Cattle Market, Farmers' Market and Antiques Market in Scalford Street. There are additional markets on Saturdays, Wednesdays and Fridays.

Health
There is a medical practice in the town centre, less than a mile from Cleves Place, and a good selection of dental surgeries within a few minutes' walk.

Transport
Cleves Place is in easy commuting range of Leicester, Nottingham and Loughborough. There are frequent train services to Leicester, Birmingham and Peterborough from Melton Mowbray Station, less than a mile from the development, and East Midlands Airport is less than 25 miles away.
