Sorting out the legalities of buying your home is an important step. Here, we help you get to grips with legal matters.


Exchange of contracts/conclusion of missives
Your solicitor will arrange for you to sign a purchase contract and/or a copy of missives. Now’s the time to pay your deposit. Meanwhile we’ll sign our copy of the contract and send it to our solicitors. Once these contracts have been exchanged or the missives concluded, the transaction becomes legally binding. If you’re selling your previous home, the timing of this exchange needs to be carefully worked out. Ideally, your solicitor will make sure the contracts are exchanged at exactly the same time so you’re not caught between homes.

Legal completion/settlement
Legal completion is the moment when you become the owner of your new home. At this point, the full amount for purchase will be transferred to Miller Homes’ solicitors. Your solicitor will receive the title deeds to your new home, which will then be passed on to your mortgage provider. Now you’re ready to
move in.
 
What happens if I have a problem with deadlines?
It’s important you let us know straight away if you think there may be delays – for example if you’re having difficulty selling your current home. Between us we’ll do everything we can to keep things moving. But as a last resort we may have to put your home back on the market.
